Tour five Utah homes, spot the repairs, make an offer and see your score. It plays like a game and works like a real search: every buyer has needs, wants and a budget. The homes and prices are made up, and monthly costs are teaching estimates, not a loan quote.
1. Pick a buyer with a budget, needs and wants. 2. Tour five homes: outside, inside, bedrooms and baths, basement and street. 3. Shortlist a home and make an offer. 4. See the inspection results. 5. Get your score and play again with a different buyer.
Priya, the first-time buyer, has a small down payment and a big kitchen wish list. Dale, the downsizer, wants a main-floor bedroom and laundry. Marcus, the remote worker, needs fast internet and a quiet street. Theo, the investor, needs the rent to cover the mortgage.
The difference between a need and a want. How price, taxes, insurance and HOA dues add up to a monthly payment. Which problems matter: roofs, water, old furnaces, radon and HOA assessments. How a hot or slow market changes your offer. For investors: meters, parking and cash flow.
Answers to common questions about Showing Day and buying a home in Utah.
Showing Day is a free house-hunting game by Utah REALTOR® Ember Jean Czipka. You pick a buyer, tour five homes, look for repairs, choose a home, make an offer and get a score.
No. The homes, addresses, prices and listing numbers are made up for the game. Some of the photos are of real homes, but none are for sale through the game.
Look at the roof, the foundation and drainage, the furnace and water heater, the electrical panel and the age of the windows. Then check whether the layout, the street and the monthly cost fit your needs, not only your wants.
A need is something you cannot live without, such as a main-floor bedroom or a monthly payment you can afford. A want is a bonus, such as a view or a pool. The game scores needs more heavily, as a good search does.
An inspection can find problems that are not visible on a tour, such as radon, a failing sewer line or roof flashing. In Utah the purchase contract includes a due diligence period so a buyer can inspect and decide whether to proceed, ask for repairs or a credit, or cancel.
The game assumes a 30-year fixed rate of 6.25%, $1,400 a year for insurance, mortgage insurance when the down payment is under 20%, property tax and any HOA dues. These are teaching assumptions, not a loan quote.
Yes. It is free to play in a web browser on a phone, tablet or computer, with no sign-up.
